Contents of the Measures for the Management of Special Residential Maintenance Funds
Article 1 The special housing maintenance funds shall be used exclusively for the maintenance, renewal and transformation of common parts of the residence and shared facilities and equipment after the warranty period expires, and shall not be used for other purposes.
Article 2 The use of special housing maintenance funds shall follow the principles of convenience, openness and transparency, and the consistency of beneficiaries and bearers.
Article 3 The costs of repair, renewal, and renovation of shared parts of the residence and shared facilities and equipment shall be apportioned in accordance with the following provisions:
The costs of repairing, updating, and transforming shared parts, shared facilities and equipment between commercial residences or between commercial residences and non-residential buildings shall be shared by the relevant owners in proportion to the construction area of the properties they own.
(2) The cost of repairing, updating, and transforming shared parts, shared facilities and equipment between after-sales public housing units shall be shared by the relevant owners and the public housing selling units in proportion to the special housing maintenance funds deposited; among them, the costs that should be borne by the owners , and then the relevant owners will share it according to the proportion of the construction area of the properties they own.
(3) The cost of maintenance, renewal, and renovation of shared parts, shared facilities and equipment between after-sales public housing and commercial housing or non-residential housing shall first be allocated to each related property in accordance with the proportion of building area. Among them, the expenses that should be shared after the sale of public housing will be shared by the relevant owners and the public housing sales units in accordance with the proportion of the special housing maintenance funds deposited.
