Article 11 Handover.
After the commercial house reaches the conditions for delivery and use, the seller shall notify the buyer in writing to go through the delivery procedures. When both parties conduct acceptance and handover, the seller shall present the supporting documents specified in Article 8 of this contract and sign the house handover form. If the purchased commercial property is a residential property, the seller must also provide a "Residential Quality Guarantee" and a "Residential Instruction Manual". If the seller fails to produce supporting documents or provides incomplete supporting documents, the buyer has the right to refuse the handover, and the seller shall be responsible for the resulting delay in handover. If the delivery fails to be delivered on time due to reasons on the part of the buyer, both parties agree to handle it in the following manner:
Article 12 The seller guarantees that there will be no property rights disputes or creditor's rights and debt disputes in the commercial houses sold. If, due to the seller's fault, the commercial property cannot be registered for property rights or a dispute arises about creditor's rights and debts, the seller shall bear full responsibility.
Article 13 The seller’s liability for breach of contract regarding decoration and equipment standards.
