Overview of a simple house rental contract
House leasing refers to the act in which the lessor (generally the owner of the house) rents the house to the lessee to live in or provides it to others to engage in business activities, or engages in business activities with others in a cooperative manner, and the lessee pays rent to the lessor.
Both parties to the house lease must sign a written contract. The house rental contract should include the following main terms: the scope and area of the rental house; the term and purpose of the house lease; the amount and delivery time of the rent; the responsibility for house repairs, subletting, and liability for breach of contract, etc. On this basis, both parties should take the house lease contract to the real estate management department where the house is located for registration and obtain a "House Lease Certificate".
In addition, with the consent of the lessor, the lessee can also rent the leased house to a new lessee during the lease period.
The lessor shall notify the lessee three months in advance when selling the leased house. Under the same conditions, the lessee enjoys the right of first refusal; if the lessor fails to sell the house in accordance with this provision, the lessee may request the People's Court to declare the house sale invalid.
