Legal explanation of store lease contract

5: During the lease period, if any of the following circumstances occurs, both parties may change or terminate the contract:
(1) Both the lessor and the lessee shall reach an agreement to change or terminate this contract in writing.
(2) The house and its ancillary facilities are seriously damaged due to force majeure factors, resulting in the inability to continue to perform this contract.
(3) During the lease period, the storefront leased by the lessor is expropriated, requisitioned or demolished. Form 1 of the Facade Rental Contract Effectiveness: If the parties conclude the contract in the form of a contract, the contract is established when both parties sign or seal it. 2: A contract established in accordance with the law shall take effect from the time of its establishment.
Invalid form of store rental contract
(1) One party concludes a contract by means of fraud or coercion, harming national interests;
(2) Malicious collusion to harm the interests of the country, the collective or a third party;
(3) Concealing illegal purposes in legal forms;
(4) Damaging social and public interests;
(5) Violation of mandatory provisions of laws and administrative regulations
