Lease term and rent

(1) The rental period of this room is x months in total. The lease term is xx, month xx, 20xx. The rent is xxxx yuan per month (lowercase ¥xxxx). Party B pays xxxx yuan to Party A as a deposit. Party A issues a receipt to Party B. If the lease expires and Party B does not breach the contract, Party A shall refund the full amount to Party B. deposit.

(2) During the lease period, Party B shall pay the water, gas, telephone charges, cable TV charges, broadband charges, garbage removal freight, house property management fees and public sharing fees on time by itself.

Room maintenance and repairs

(1) Party B guarantees to abide by the laws and regulations of the country and the property management regulations of the community where the house is located, and not to engage in illegal and disciplinary activities. If there is any violation of the law, Party B shall bear the responsibility and shall be deemed to have breached the contract.

(2) Party B should pay attention to residential safety and take safety measures such as fire prevention and theft prevention on its own.

(3) During the lease period, Party B shall promptly notify Party A of any damage caused to the room and its ancillary items, equipment and facilities due to natural properties or rational use and other non-human factors. Party A shall carry out maintenance after receiving notice from Party B.

(4) If the room and its ancillary items are damaged due to force majeure or cause losses to Party B, both parties will not bear each other's responsibility.
