Party B’s rights and obligations
1. Party B, as the debtor and mortgagor, enjoys the following rights:
(1) After Party A exercises its mortgage rights in accordance with this contract, Party B has the right to demand the return of the price that exceeds the amount of the creditor's rights after the discount, auction or sale of the mortgaged property.
(2) Party B may transfer the mortgaged property after obtaining Party A’s consent and notifying the transferee.
2. Party B, as the debtor and mortgagor, shall bear the following obligations:
(1) Party B shall ensure that its ownership and right to use the mortgaged property it provides are legal and valid, and that there is no situation in which the mortgaged property provided by it is prohibited from being used as collateral under the Guarantee Law.
(2) Party B shall not, without the consent of Party A, set any form of guarantee for the collateral under this contract for any debt other than the debts under this contract.
(3) Party B shall not transfer the property mortgaged under this contract without the consent of Party A or without notifying the transferee.
(4) If Party B's behavior is enough to reduce the value of the collateral under this contract, Party B shall immediately stop the above behavior; if the value of the collateral decreases, Party B shall promptly notify Party A and restore the value of the collateral according to Party A's request. or provide security equivalent to the reduced value of the collateral

Party B shall be in breach of contract when one of the following events occurs:
1. Party B fails to perform its repayment obligations as stipulated in this contract when its debts under this contract mature.
2. Party B fails to perform or comply with any obligation or provision in this contract
3. Any documents, statements and statements submitted by Party B to Party A related to its mortgaged property prove to be untrue, inaccurate, incomplete or deliberately misleading in any aspect that Party A considers to be important.
4. Party B terminates the repayment of its due debts, is unable or indicates that it is unable to repay its due debts
5. Due to Party B’s fault, this mortgage contract has no legal effect, is canceled, terminated or cannot be enforced
